General Insurance Advice for you and your home

How Buildings Insurance works in practice.

Buildings insurance covers the physical structure of your home — the walls, roof, floors, and permanent fixtures and fittings. It’s typically required by lenders when you have a mortgage and protects against damage that could be costly or impossible to repair without cover.

Feature 01

What's Covered

The main structure of your home — walls, roof, floors, ceilings, fitted kitchens and bathrooms, garages, and permanent outbuildings. Cover typically extends to fixtures that would stay if you moved.

Feature 02

Risks Insured

Damage from fire, flood, storm, escape of water, subsidence, theft, vandalism, and falling trees. Policy wording varies between insurers, so understanding what’s included matters.

Feature 03

Rebuild Cost

Sum insured should reflect the cost to rebuild your home, not its market value. Under-insuring can mean a claim isn’t paid in full, so we help you calculate this accurately.

Feature 04

Mortgage Requirement

Most mortgage lenders require buildings insurance to be in place before completion. We can arrange cover to start on the day you need it — including for leasehold properties where it may be covered by the freeholder.

How Contents Insurance works in practice.

Contents insurance covers your personal belongings — furniture, appliances, electronics, clothing, and valuables. It’s not legally required, but for most households the cost of replacing everything from scratch would be significant if the worst happened.

Feature 01

What's Covered

Furniture, appliances, electronics, clothing, kitchenware, and personal items. Generally anything you’d take with you if you moved is contents — anything that stays is buildings.

Feature 02

Sum Insured

An estimate of what it would cost to replace all your contents as new. People typically underestimate — going room by room often reveals more value than expected.

Feature 03

Single Item Limits

Most policies cap individual items (e.g. jewellery, bikes, electronics) at a set amount unless declared separately. High-value items often need to be specified to be fully covered.

Feature 04

Away-From-Home Cover

Some policies extend to belongings taken outside the home — phones, laptops, bikes, jewellery. Useful for commuters, students, and anyone regularly carrying valuables.

Common Question

Buildings & Contents Insurance questions, answered.

Tick to confirm you have the right home insurance

Finding the right cover is really important. It’s easy to get confused by all of the options online, here are some of the questions we are often asked

Do I have to arrange my insurance through ME Financial Services?

No. You’re free to arrange insurance through any provider. Our role is to help you understand your options and, if you choose, arrange suitable cover that meets your needs and any lender requirements. We’re equally happy to review an existing policy to check it’s appropriate.

Yes. Most mortgage lenders require buildings insurance to be in place from exchange of contracts to protect the property. While it doesn’t need to be arranged through your lender or through us, evidence of suitable cover is required to complete your mortgage.

The level of cover depends on factors such as the rebuild cost of your property, the value of your belongings, and how your home is used. We’ll help you assess realistic sums insured to avoid underinsurance or paying for unnecessary cover.

Buildings insurance covers the structure of your home and permanent fixtures, such as walls, roofs, kitchens, and bathrooms. Contents insurance covers your personal belongings inside the home, including furniture, electronics, clothing, and valuables. Many people choose combined cover for simplicity.

Premiums are influenced by factors such as your property type, location, claims history, level of cover, excess chosen, and any optional extras. Choosing a higher excess can reduce premiums, while additional features may increase the cost.
